Penthouse available at Omega, the last High Rise in Bonita Bay.
One penthouse residence is available at Omega, a new 27-floor high-rise tower to be built by Ronto within Bonita Bay. The Omega tower will be the final luxury high-rise tower to be built at Bonita Bay. Designed by architect Robert M. Swedroe, the tower will feature 63 tower residences and four penthouses, three of which are under contract. Swedroe’s design presents a fresh perspective on luxury and offers an approach to high-rise living that has never been available in the Southwest Florida market. To date, Ronto has processed contracts worth more than $70 million. The remaining penthouse is priced at $6.75 million. Pre-construction pricing for the tower residences starts at $2.15 million.
Floor Plans & Features
The building design takes advantage of innovative high-rise construction methods and allow the use of more glass. Omega floor plans offer the square footage and width found in estate homes built on 110-foot home sites. The penthouse 2602 residence, that is now available, features 6,455 square feet under air and a total of 10,150 square feet of living space, including 1,710 square feet of outdoor terrace areas with a gas grill and 42-inch high glass railings, and a private rooftop terrace measuring 1,985 square feet. The residence also comes with a private elevator lobby, air-conditioned storage space on the same level as the residence, and private three-car garage.
Penthouse 2602 details
The penthouse 2602 floor plan includes five bedrooms, a den and five-and-a-half baths. The open-concept living area features a great room with a fireplace, an island kitchen, a walk-in pantry, a full-sized Sub-Zero wine cooler, and a dining space that opens to terraces that wrap around the corner of the building. Additional terraces are located off the owner’s bedroom and off two of the guest bedrooms. The light-filled residence will feature open living spaces with walls comprised of tall windows offering incredible views of Estero Bay and the Gulf of Mexico. Volume ceiling heights of 11 feet, 4 inches, except where dropped, will create a sense of space that cannot be duplicated by remodeling existing high-rise residences.
The open living spaces and size of the Omega penthouses is unlike any high-rise residence previously built in the Southwest Florida market. Prior to finalizing Omega’s design, Ronto and Swedroe created the building from the inside out based on preferences expressed during focus groups with potential purchasers. They indicated view corridors and open floor plans with large, flowing living areas, large owner suites and secondary bedrooms, big outdoor living areas, private garages, and readily accessible storage space were all critical to an enjoyable living experience. Functionality and comfort were more important than form.
Ronto and Swedroe also found that rather than wanting to downsize by moving into a condominium residence with less square footage than that to which they had been accustomed in their single-family estate homes, the potential purchasers wanted to simplify their lives by moving into a maintenance-free environment without sacrificing space or livability. Ronto and Swedroe designed the building based on their customer-focused research.
01 & 03 Residences
The 01 and 03 residences will include 4,645 square feet of air-conditioned living space, an unobstructed 68-foot wide view, outdoor terrace areas totaling 1,005 square feet, and an 80-square-foot or 75-square-foot private air-conditioned storage space on the same floor as the residence. The plans feature a massive great room, dining area, family room and a double-island kitchen. The great room and owner’s bedroom open to a huge west and northwest facing terrace with multiple conversation areas, a dining area, and an outdoor kitchen with a gas grill. The double-island kitchen offers an additional gathering place when entertaining. The plan also includes a den, four-and-a-half baths, and three large guest bedrooms. The den and all three guest bedrooms open to another large terrace that offers sunrise views.
02 Tower Plan
The 02-tower plan offers 4,210 square feet under air, an unobstructed 78-foot wide view, 540 square feet of outdoor terrace space, and 75 square feet of air-conditioned storage space. The plan features a great room, dining area, family room, and kitchen that combine to create the open living area. The great room fully opens to a terrace with conversation and dining areas, plus outdoor kitchen with gas grill. The plan also includes a den, three-and-a-half baths, and three large bedrooms, all three of which provide views of Estero Bay and the Gulf. The owner’s suite features a huge walk-in closet, and a bath with separate vanities and separate water closets.
Standard finishes in the fully completed Omega residences reflect Ronto’s attention to creating a luxurious yet exceedingly livable environment. Flooring in the living areas will be wood, stone or porcelain tile. The island kitchens will boast designer cabinetry, quartz or granite countertops, a 36-inch Sub-Zero refrigerator and 18-inch freezer, Wolf gas ranges and ovens, a Miele dishwasher, and Dornbracht plumbing fixtures. The bathrooms will also feature designer cabinetry and quartz or granite countertops, Dornbracht plumbing fixtures, and Toto toilets.
Amenities at Omega
Omega residents will enjoy 18,000 square feet of indoor amenities. A club room will measure more than 3,000 square feet and feature tall windows overlooking the tower’s exterior amenity deck. A 2,100-square-foot fitness center will also feature tall curved windows offering long-range views. Contemporary glass railings will line the amenity deck’s curved perimeter and overlook one of Bonita Bay’s three on-property golf courses. A pool with a beach entry and two sun shelves will serve as the centerpiece of the amenity deck. Poolside day beds, referred to as “pool cocoons,” will be placed around the pool.
Six private poolside cabanas are available for purchase. These will include full bathrooms and a beverage center with a sink and refrigerator. Day cabanas will be available on a first-come, first-served basis. A pool pavilion with a bar, seating areas, and men’s and women’s restrooms will offer a gathering place. Barbecue grills will be adjacent to the pavilion. A second pavilion will be a food area with a complete array of cooking appliances. Generous seating areas will be available, including sunset viewing areas, and a fire pit terrace with seating.
Omega’s rooftop terrace will include two hot tubs next to the terraces’ glass railing, offering water and sunset views. Three fire pits complete plus abundant seating will ensure all residents can fully enjoy the captivating ambiance. Men’s and ladies’ restrooms, a large kitchen area for catering, and a separate bar area will complete the spectacular setting.
